Fairbanks Ridge is a 13 building, 204-unit affordable rental development integrated into a larger master-planned community in order to fulfill inclusionary housing requirements. The development includes a swimming pool, basketball court and community center where residents can participate in ESL and homework tutoring as well as computer workshops. The developers, Chelsea Investment Corporation, incorporated solar thermal hot water heating panels and photovoltaic panels into the design to increase efficiency and minimize the load on the existing utility grid. These features provide the energy needed for the common areas, including the lighting and heated water used in the pool and laundry rooms.
